A Contemporary Approach to Residential Comfort

Located in Tay Ninh Province and completed in 2019, Tay Ninh Villa is a private residence designed and constructed by Prime Homes with a total land area of 121 m² and a gross floor area of 239.4 m². The interior design emphasizes a sense of openness, comfort, and refined materials, staying away from excessive ornamentation while maintaining a lived-in, welcoming ambiance. The residence is structured across open-plan zones, where natural light and ventilation are fully utilized to enhance the daily living experience.

Throughout the villa, the palette is dominated by light gray, warm wood finishes, and neutral whites, which provide visual consistency from one room to another. Rather than relying on stark minimalism, the design integrates a variety of textures and materials, giving each space a tangible warmth and approachability.

Living Area: Calm, Open, and Functional

The main living room is organized with a linear, straightforward layout that allows for clear circulation. A low-backed fabric sofa in soft gray anchors the space without feeling bulky. The coffee table, made from light marble with subtle veining, adds visual interest without overpowering the arrangement. A flat-front TV cabinet crafted in light wood provides both utility and visual cohesion, its handleless design contributing to the clean appearance. Ceiling-mounted linear lighting and wall sconces are chosen with subtle forms, enhancing illumination without dominating the design.

The connection between the living room and adjacent areas is fluid. Transitions between functions—living, dining, and kitchen—are seamless, promoting a cohesive flow while maintaining distinct identities for each space.

Dining Space: Practicality with Warmth

The dining area features a solid wood dining table with a slim silhouette, accompanied by cushioned chairs in matching finishes. This selection enhances tactile comfort and brings a touch of traditional warmth to an otherwise streamlined environment. The proximity of the dining zone to the kitchen ensures functionality, with no visual barriers to disrupt the overall sense of openness.

Lighting is thoughtfully chosen—a pendant lamp in neutral tones provides ambient lighting while complementing the room’s overall color scheme. The use of natural wood surfaces here helps balance the cooler tones present in nearby stone and fabric elements.

Private Spaces: Comfortable, Cohesive, and Light-Filled

The bedrooms in Tay Ninh Villa follow a coherent design language. A low-profile platform bed is used to maintain visual openness, flanked by matching bedside tables in light wood veneer. Built-in wardrobes feature smooth fronts, seamlessly blending into the walls and reducing unnecessary visual breaks. The cabinetry and shelving are tailored to the layout, ensuring efficient storage without sacrificing style.

In these private areas, softness is introduced through fabric elements such as curtains, bed linens, and cushions—mostly in muted grays and whites—which reinforce the tranquil ambiance. The lighting remains understated, primarily using recessed fixtures and wall-mounted accents to preserve the calm tone of the space.

Bathroom: Balance Between Texture and Clean Design

The bathroom adopts a contemporary yet warm approach. Surfaces are primarily covered in gray stone tiles with subtle texture, creating a sense of depth and contrast. A floating vanity cabinet in light wood supports a countertop basin, with clean lines and flat surfaces that echo the villa’s wider material palette.

A round mirror above the vanity adds both function and softness to the composition, balancing the linear geometry of the space. Chrome or brushed steel fixtures are kept minimal, in line with the overall tone of the interior.

Conclusion: Balanced Design with Lasting Comfort

Rather than adhering to a single design label, Tay Ninh Villa embodies a thoughtful integration of clean design, functional spatial planning, and material richness. Prime Homes’ design approach is evident in every room—from the open-plan public areas to the carefully composed bedrooms and bathrooms—where each detail serves both a visual and practical purpose.

This is not a minimal home, but one that embraces warmth, clarity, and real livability through a careful curation of wood textures, light tones, and balanced lighting. Tay Ninh Villa stands as a testament to how residential spaces can be both contemporary and emotionally grounded—refined without being cold, inviting without excess.
